Meet Jay Willingham, CCIM, SIOR

Jay Willingham specializes in commercial, industrial, and investment real estate leasing, sales, and build-to-suits.

Jay began his commercial real estate career in 1987. He worked with two leading commercial real estate companies until 1993 when he started his own real estate firm dedicated solely to assisting companies and individuals with their space, site, and investment property needs in Augusta and the Georgia-Carolina region.

Jay has over 22 years experience in commercial real estate focusing on market studies, site selection, lease purchase analysis, property management, property valuation and project development. He has represented tenants and landlords as well as buyers and sellers in locating and negotiating office, retail, industrial, investment projects, build-to-suits, 1031 exchanges, subleases and lease buyouts. His expertise is in the area of warehousing, site selection, and in “win-win” negotiation strategies.

Jay graduated from Georgia State University as a marketing major with a degree in business administration. He is very creative in his solutions for his clients’ problems and provides smart short and long term solutions to their goals!

Certified Commercial Investment Member (CCIM) Designation attained effective November 10, 1991

A CCIM Designee is among the elite of commercial investment real estate with over 270 hours of intense in-classroom study with instructors who are among the leaders in the real estate industry. A CCIM must have demonstrated competency in:
     (1) Property Valuation
     (2) Location Analysis
     (3) Investment Analysis
     (4) Decision Analysis
          (a) Buy or lease?
          (b) Sell now or later?
          (c) Types of financing?
     (5) Obtaining Win/Win Agreements


Society of Industrial and Office REALTORS (SIOR)
Designation attained effective November 11, 1996

An SIOR is a Specialist in Industrial and Office Realty and a member of a professional organization which serves, enhances the efforts and promotes the integrity and competence of its individual members so that they can better serve their clients' needs.
An SIOR Designee must meet the following criteria:
     (1) Have a minimum of seven years of office and industrial real           estate experience.
     (2) Achieve a minimum dollar volume and number of transactions
          in each of the seven years.
     (3) Be recommended by two SIOR members who validate the           candidate's professional ethics.
     (4) Participate in continuing education programs on an ongoing
          basis in order to maintain the SIOR status.
